What is a Buyer’s Agent ?

If you are buying your home in New Smyrna Beach, Florida, would your needs be best served by a Buyer’s Agent ?

The only way for a real estate agent to fully represent your interests is to act as a “Buyer’s Agent”. Florida Law only permits two types of representation , Single Agency and Transactional Agent.

A “Transactional Broker or Agent” owes no fiduciary responsibility to either buyer or seller and must not do anything that can be construed to be to the benefit of one side versus the other in the course of a transaction.

However, the “Single Agent” works for and owes a fiduciary responsibility to the individual for whom he is acting – either the buyer OR the seller.

Silver Dolphin Properties will work as a ‘single agent’ for buyer or seller and would revert to transactional status only when there may be a conflict of interest and then with full disclosure and consent of all parties.
